Our community is nestled in the Colorado mountain town of historic Manitou Springs.
We are a small community of 6 luxury town homes located at the base of the world famous Manitou Springs Incline and the gateway to Pike's Peak.

Our HOA is owner-managed.
For efficiency, each owner elects one person to represent their household within the HOA.
The HOA monthly fee is $300.. That includes:
- trash and snow removal
- landscaping
- covenant enforcement
- common area repair maintenance
- insurance
- exterior dwelling maintenance
- roof maintenance and repair

There is a 1-time working capital, buy-in fee of $1,000, that is due at closing. This 1-time fee is put towards the HOA reserves and used for future repairs/expenses.
No short term renting is allowed at this time due to HOA Covenants and Manitou Springs Ordinance.
Cogway Town Homes HOA charges $50 for status letters and account transfers.
